Who Must Obtain a Real Estate License?
A Real Estate License is required of individuals who are to be employed as salespersons under the control and supervision of a licensed broker. A license may be obtained by a person who does not immediately intend to be employed by a broker. However, in this instance, no real estate activity may be performed. The license authorizes real estate activity only if the salesperson is in the employ of a licensed broker. It does not authorize the salesperson to act as an independent agent.
Minimum Requirements to Apply for the Salesperson Examination Age: 18 years of age or older. Residence: Residency in the state is not a requirement to become licensed. Honesty: Conviction of a crime that is either a felony or involves moral turpitude may result in the denial of a license. The failure to reveal a criminal conviction on an original license application may also result in the denial of a license. Education: Evidence of successful completion the course California Real Estate Principles is required. Experience: None required. Legal Presence in United States: Beginning August 1, 1998, applicants for both original and renewal licenses must show proof of legal presence in the United States. A copy of a birth certificate is the most common way to prove your legal presence.
License Fees There is a $25 test fee required when you apply for the state examination. The license fee, if you have only completed Real Estate Principles, is $145. If, at the time of submitting your license application, you have completed Real Estate Principles PLUS the two additional courses, the fee is $120. There is no additional fee required when you submit the two additional courses within 18 months.
Fingerprints One set of classifiable electronic fingerprints and a fingerprint-processing fee are required from every license applicant. Original license applicants who reside in California will pay a $56 fingerprint processing fee directly to the live scan fingerprint service provider.
STEP-BY-STEP PROCESS TO COMPLETE THE PROGRAM
STEP 1: Complete all three qualifying courses
All three qualifying courses are required by the Department of Real Estate in order to apply for the state examination. They are designed to give you a basic understanding of the necessary subjects and a foundation of real estate terminology. Each course consists of a written textbook, fifteen (15) homework mini-quizzes and a 100 question multiple-choice final examination (60% or better to pass). The homework and final exam may be taken online if you wish. A written homework booklet is included if you prefer not to use the Internet.
STEP 2: Apply for State Exam (This is the most important phase of your studying)
Applying for the state exam involves sending the Salesperson Examination Application to the Department of Real Estate along with your Completion Certificate showing completion of all three qualifying courses. We will send you this form along with your course completion certificate.
STEP 3: Work on the Practice Tests
Once you build a foundation of knowledge from the qualifying courses, you will start studying the subject matter in more detail by reviewing sample questions that are similar to those you will encounter on the state exam. Part of our salesperson package includes a book of written practice tests called "California Final Briefing Examinations." This book contains over 1,000 salesperson practice questions with explained answers. The package also includes access to the same questions online. Your goal will be to take and retake these exams until you are scoring 90 percent or better (on each practice test) before taking the actual state examination.
STEP 4: Attend Our Weekend Crash Course
This powerful 2-day weekend crash course is specifically designed to help you pass the California Real Estate Salesperson Exam.
Time To Complete
Since our courses are done by home-study, how quickly you complete the program is up to you. However, the Department of Real Estate has certain minimum time of completion guidelines:
The Department of Real Estate (DRE) allows a course to be completed in a minimum time of 2 ½ weeks (18 calendar days) from the date you receive your material. That means 7 ½ week for three courses. The maximum time is one year from the date of enrollment. Completion of the course means passing the Principles final examination.
Once you have successfully completed the Principles course final exam, we will send you an official Course Completion Certificate along with an application for the state exam. From the day you mail your application to the DRE, it usually takes 4 to 6 weeks to get a state exam test date. This waiting period can vary depending on how many applicants are applying for the state exam at any given time.
Here is a Typical Time Line: 1) Finish all three courses: Min. 7 ½ weeks (or progress at your own pace) 2) Wait for a state exam test date: 2-3 weeks (this can vary depending on how backed up they are) 3) Wait for issuance of license: approx. 2 weeks
Total: Approximately 10-12 weeks. This is only an estimate and represents the fastest possible time frame. Of course you may progress at your own pace. State Exam Preparation
